- Central Maine (Kennebec): $322,000 to $353,250 (+9.7%)
- Mid-Coast (Hancock/Knox/Lincoln/Waldo): $445,000 to $425,136 (-4.5%)
- Northern Maine (Aroostook): $185,000 to $197,950 (+7.0%)
Southern Maine: York County (+9.1%)
York County had a spring surge strong enough that homes are routinely selling over asking price. If you’re competing for a home here, price alone isn’t winning offers anymore, the whole structure of your offer matters.
Central Maine: Kennebec County (+9.7%)
Kennebec posted the fastest growth rate in the state this period. Augusta and Waterville-area buyers who waited for prices to soften have instead watched the gap widen, a reminder that waiting has a real cost in a market moving this fast.
Mid-Coast: Hancock, Knox, Lincoln and Waldo (-4.5%)
This is the one region that actually declined. For buyers, that can mean more room to negotiate on Camden, Rockland, Belfast, and Ellsworth-area properties. For sellers here, pricing strategy and presentation matter more than they did a year ago.
Northern Maine: Aroostook County (+7.0%)
Even with steady growth, Aroostook remains Maine’s best value play by a wide margin. A median sale price under $200,000 is increasingly rare anywhere else in the state.
